Many Houston property owners do not understand the need to “winterize” their asphalt pavements. A typical winter in the Houston area is viewed by many as simply a brief respite from the summer heat. The overnight lows might break the freezing mark 10 to 14 nights per year, but the next day will usually bring highs in the 40s or 50s. Snow is so rare that when parts of the city recorded an inch of snow on Christmas Eve in 2004, the event was reported by the national media and gave the city its first ever “White Christmas.” Since winter weather typically is not all that different from conditions during the other three seasons, local property owners often question the need to take action during the autumn months.
Preparing For Cracks and Potholes Before Winter Hits
The reality is that protective measures should be taken before the change of every season if conditions are going to be altered significantly. In the Houston area, this means that property owners should inspect their asphalt pavement and have asphalt repairs made at least twice per year — in the spring before the sweltering heat of summer, and in the fall before cooler temperatures arrive.
In this area, residents cannot count on snow — but they can expect to see rain. On average, more rain falls every December, January and February than in any other month except June. Not even the “April showers” of rhyme surpass the winter rainfalls in Houston. What makes this significant is that water penetration is a leading cause of expensive repairs to asphalt pavement. Water flows through potholes and asphalt cracks, and once it has penetrated beneath the surface, it begins to erode the pavement’s base. Without a strong, stable, tightly compacted base, the pavement cannot support its own weight, much less the weight of the traffic passing over it. More potholes will form, and the asphalt may develop “alligator cracking.” Given the instability of the soil underlying many Houston properties, it is not uncommon for a neglected pavement to be damaged beyond repair in less than one or two years.
