Sealcoating is primarily a preventive maintenance procedure; it shields your pavement from the UV rays that can cause asphalt pavement to deteriorate and it forms a barrier against oil and other petroleum-based fluids that vehicles can leak. Sealcoating can also restore the pavement’s color to the rich, deep black that was present when the pavement was new and give the pavement a smooth, even finish. Although sealcoating plays a significant role in the protection of your pavement, it must be applied when conditions are favorable if the results are to be satisfactory.
Best Time To Start Sealcoating – When and Where
All sealcoating manufacturers provide “ideal” conditions under which their products will perform best. In general, they recommend that the ground and ambient temperatures be between 50 degrees and 70 degrees Fahrenheit when the sealcoating is applied. Furthermore, the temperatures should not drop much below 50 degrees for 24 to 48 hours after the sealant is applied to ensure proper curing. Although it is possible for it to be too hot to sealcoat, experienced sealcoating professionals routinely apply sealants when the temperatures greatly exceed 70 degrees, and they obtain excellent results. Manufacturers also recommend that the relative humidity be no greater than 50 percent, but in the Houston area — which averages almost 75 percent humidity year-round — sealcoating contractors have learned how to successfully cope with high humidity levels. However, fresh sealcoating needs time to cure. Rain can ruin uncured sealcoating, so contractors try to schedule jobs when the weather forecasts exclude the possibility of thunderstorms.

Houston enjoys mild winters, and on an annual basis, the area has an average low of 60 degrees Fahrenheit. Thus, at first glance, it might appear that sealcoating could be applied year-round as long as a day or two without rain can be found. There are indeed days in December, January and February in which a successful sealcoating operation can be conducted. However, most sealcoating jobs in the Houston area are performed between March 1 and November 30.
